Designs services allow a client to correspondence and consult with the general contractor, and through them, all the sub-trades, specialists, permitting authorities, and material suppliers relevant to their project. Files produced from this service include job schedule, material take-offs, product proposal, and most importantly, Computer-aided designs, or ‘CADs’.

CADs can help you realize your dream project before a single piece of wood has been cut! This visualization is extremely beneficial for revising and perfecting your dream and can be rendered in a myriad of views. Having finalized CADs at hand ensures that we can match exactly what's in your mind’s eye and lay it out into a step-by-step plan. CADs can be universally interpreted by any contractor, specialist, sub-trade, or permitting authority; essentially ensuring everyone is (literally) on the same page.

At Lopez Contracting Ltd, we are proud to host a state-of-the-art design department, and are able to provide professional design services for any project, be it a new mansion or an intricate mechanism. We offer CAD services for all projects we are involved in, as well as a standalone service, at an affordable in-house rate. We offer four design service packages for the typical renovation project: Preliminary, Standard, Comprehensive, and Extensive.

Our ‘Preliminary’ package entails 20 hours of professional time, including a site visit and measure-up, followed by an ongoing consultation between the client and contractor. Following this, our team drafts layout CADs entailing the client’s vision for review and one revision.

For the more involved project, we offer the ‘Standard’ package, which entails anywhere from 50 to 75 design and consultation hours. This time is further allocated towards elevations, renders, mechanical drawings, and sections & details, as determined by the needs of the projects.

For projects requiring pin-point definitions and accuracy, we offer a ‘Comprehensive’ package, entailing 100 design hours. This is for larger projects requiring exactly defined and estimated product proposals (flooring, tiling, etc.) which are produced meticulously through a network of select suppliers. This package is especially suited for highly custom projects, and/or those requiring substantial permitting from the relevant municipal authority.

For highly intricate projects which require delicate and timely synchronicity between all the interconnected parties, we recommend the ‘Extensive’ package, which is especially suited for bringing all branches of the project to the construction ready phase in the shortest time possible. This service is typical for projects requiring consultation and estimates from specialists, such as Geotech, or subcontractors such as Excavators. This service also includes a highly accurate quote inclusive of all relevant market prices defined and calculated.

For example, our designers are proficient at drafting highly custom commissions such as family crests, stencil signage, address boards and specialty soffit, and translating this into a toolpath for our in-house CNC router and laser engraver to bring to mold into reality. Likewise, our fabrication, finish and millwork departments often collaborate with our design team to bring all manner of otherwise complicated ideas, such as bespoke furnishings and ornamental installations, to practical and manifest reality.
