Project Overview
Lopez Contracting was contracted by 090 Builder's Group to complete structural framing on a multi-story residential development at the University Heights site in Victoria. The project required the crew to frame four to five floors — including floor diaphragms, joisting, blocking, sheathing, guardrails, wall framing, and the entire roof assembly and decking — while maintaining 2,500 square feet of joisting and capping daily. Built directly over the former JJ Morgans restaurant site, the development features bachelor suites through larger family apartments across multiple buildings.

Results
The crew completed their scope on schedule despite challenging conditions — intense sun exposure, high winds that periodically halted crane operations, and the physical demands of working at significant height. Team members earned fall arrest certification through 090's safety officer and maintained strict safety protocols throughout. The finished structure stands as one of Lopez Contracting's largest commercial framing projects to date, with additional phases planned for the following year.
